What the file does

Portfolio Dashboard is one row per property and one page for the lot. You type eight numbers for each one — what you paid, what it is worth today, rent, expenses, debt, payment, cash invested — and the file adds them up: cash flow, equity, cash-on-cash, LTV and cap rate (market) for the whole portfolio, every property ranked by cash flow, and what happens to the total if any one of them goes vacant.

Questions

Do I need Excel?

No. The file opens in Google Sheets and in the Excel mobile app, and behaves the same in both.

Is this a subscription?

No. One payment, and the file is yours to keep. There is nothing to renew.

Can I edit it?

Yes. Every formula is open to read. The sheets are protected so a stray click cannot delete a formula. In Excel: Review > Unprotect Sheet. The password is printed inside the file, in Start Here. In Google Sheets: you own your copy, so you can edit anything — Sheets will just ask you to confirm first.

How many properties does it hold?

Ten, and the tenth is the last one. Type over the empty rows that are already there — do not insert rows, because the totals use fixed cell references and inserting rows breaks them.

Does it analyze a property I am thinking of buying?

Does "if one goes vacant" mean that property is a bad one?

No. It measures how much of your rent depends on each property, so the one at the top is usually the one carrying the most, not the worst one. The ranking below it is arithmetic too, not a recommendation.
