This store opened on August 10, 2026, so there are no customer reviews yet, and none will be invented. This record is offered instead: not an opinion about the files, but a dated account of what has been done to them.

Current versions

Four templates are at 1.0, released August 10, 2026. The Landlord Income & Expense Tracker is at 1.1, released September 3, 2026. The version number will be printed inside each file, in the Start Here tab, the next time the files are rebuilt.

Changes

September 18, 2026 — Site

Added two more calculators and a page that collects them: a cap rate calculator and a vacancy cost calculator, listed together with the break-even one on a single page that says what each of them leaves out.

The vacancy calculator leaves the mortgage payment out of the cost of a vacancy on purpose. The loan is paid whether or not the unit is occupied, and when it is occupied the rent is what covers it, so adding the payment on top of the lost rent counts the same money twice. It is common to see it added anyway.

Added a button and a link to the matching calculator in each of the four guides, which until now ended with nothing to click. The main menu now reads Calculators and points at the new page.

September 17, 2026 — Site

Added the break-even rent calculator: the rent at which a property stops covering its loan and its expenses, worked out in the page. Nothing typed into it is sent anywhere and nothing is stored. Linked from the home page, the main menu and the footer of every page.

September 16, 2026 — Site

Added How We Test, a page that sets out each test the templates pass, what each one has caught, and what none of them can tell you. Linked from the footer of every page.

Linked each product page to the worked example written for it, so the arithmetic behind every template can be read in full before buying.

September 16, 2026 — Templates

Corrected the print test behind these files. On long tables the first rows of every printed page repeat as a title band, and the test only read the rows below that band, so 281 printed texts across the five templates were not being checked. The test now reads them. All 281 were present on paper; none had been lost. No template file changed.

September 12, 2026 — Site

Published five guides, one for each template, each working through the example loaded in that file with the arithmetic written out: running a duplex through a spreadsheet, break-even rent, a landlord year of income and expenses, a short-term rental year measured in nights, and a five-property portfolio on one page.

September 9, 2026 — Prices

Prices moved from their launch level to their regular level, on the date announced on every product page since August 10: the Rental Property Analyzer from $29 to $39, the Landlord Income & Expense Tracker from $24 to $29, the Short-Term Rental Tracker from $29 to $39, and The Landlord Suite from $69 to $89. The Rental Portfolio Dashboard stayed at $34 and the Deal Screener stays free. The four paid templates bought separately now come to $141. The announcement bar at the top of every page now points to the free Deal Screener.

September 3, 2026 — Landlord Income & Expense Tracker 1.1

Fixed yearly totals that were wrong in desktop Excel. The summary formulas used a function that Excel, given a range, reads only for its first value, so in Excel the totals counted matching rows instead of adding their amounts. LibreOffice and Google Sheets calculated them correctly, which is why the automated tests, run in LibreOffice, did not see it. The error was found on September 1, 2026, by opening the file in desktop Excel. The formulas were rewritten with SUMIFS, checked in Excel and in LibreOffice, and the corrected file replaced the download. On the loaded example the totals are $114,975 in and $88,770 out. The Google Sheets copy was never affected.

September 1, 2026 — Site

Corrected the privacy policy, which named the wrong email provider. The mailing list is run by Kit (formerly ConvertKit), which receives your address from Payhip when you download the free Deal Screener. The same correction was made to the copy of the policy in the store, and the effective date of both moved to September 1, 2026.

August 26, 2026 — Site

Replaced the main image of each product page with a larger view of the spreadsheet itself. Corrected a sentence on the product pages that said every image below it was a screenshot of the file: several were explanatory panels, and the sentence now tells the two apart. Shortened page titles and descriptions so they display in full in search results.

August 17, 2026 — Site

Added two pages: Why not just build it yourself?, comparing these templates with a blank spreadsheet, and a type specimen listing the site's typography and colors with their measured contrast ratios. Both are linked from the footer of every page.

August 16, 2026 — Site

Laid out the image galleries on product pages in two columns on wide screens, so a page no longer needs a long scroll to reach its end. Screenshots with small text inside them stay full width so they remain readable.

August 15, 2026 — Site

Added this changelog and gave each template a version number, shown at the top of its product page.

August 13, 2026 — Site

Added a line under every purchase button explaining that checkout is handled by Payhip, that you will leave platwright.com to pay, that the file and the Welcome Guide arrive by email, and where to write if a download fails. Leaving a site to pay is the moment a purchase is most likely to be abandoned, and it should be said before it happens rather than discovered.

August 12, 2026 — Site

Declared the return policy and the delivery terms in the structured data of all six product pages, so that search engines read the same terms shown on the page: no shipping, no delivery delay, and purchases final, with a link to the refund policy.

August 11, 2026 — Site

Rebuilt the type scale so that body text grows with the screen instead of staying at its minimum. Body text now reads at 21px on a desktop screen and 17px on a phone; the smallest labels went from 12px to 14px. On the previous scale a card heading was twice the size of its own paragraph.

Added navigation on phones. The four links were in the markup but hidden below 768px, so a visitor arriving on a phone saw only the logo and had no way to move between pages. The menu is now always visible, built in CSS with no JavaScript, and tested at 320, 360, 375, 390 and 430 pixels wide.

August 10, 2026 — Templates 1.0

First public release of all five templates. Each calculation engine is recalculated outside the spreadsheet and compared against the file cell by cell, then tested opened empty, filled with extreme dates, and fed numbers typed into the wrong field. Each file also passes a print test that compares every line of text in the workbook against the text of the printed PDF, so that nothing is silently cut off on paper.
